Why Preparing Your Home Before Listing Matters

    A well-prepared home creates a powerful first impression online and in person. Buyers are willing to pay a premium for homes that appear meticulously maintained and require little immediate work.

    Today’s buyers typically decide within seconds whether a home is worth seeing. Professional photography combined with a clean, updated, and staged home increases online engagement and showing activity. Nearly all buyers begin their home search online, making presentation critical. Today’s buyers are typically two-income family and do not have the time to spend to renovate an entire home. My average days on market has been 7 days when a seller prepares there home. Just think of when you list your home, look at it through a buyer’s eyes. Things will look a lot different in terms of todays buyer’s requirements and expectations.

But in 80% of my sales, most homes sold $30,000.00 to $260,000.00 higher than list price. Why, because the sellers prepared before they listed.

  • 29% of agents reported staged homes received 1% to 10% higher offers.  
  • 49% of listing agents observed a reduction in time on market.  
  • The median professional staging cost was approximately $1,500 

For example: 

  • A $900,000 Bucks County home that sells for just 3% more because of proper preparation produces an additional $27,000 
  • If the seller invested $6,000 in painting, staging, landscaping, and professional cleaning, the return could exceed 350% 

Even when the sale price doesn’t increase dramatically, selling sooner can save thousands in mortgage payments, taxes, insurance, utilities, and maintenance while reducing the chance of later price reductions. 

 

The Biggest Mistake Sellers Make 

Many homeowners assume buyers “can look past” outdated paint, clutter, worn carpeting, or deferred maintenance. In reality, buyers often overestimate the cost of repairs and either:
